Your guide to checking out

We’ve put together a handy guide to checking out before you leave your student accommodation and head off for the summer holidays. Most importantly your house must be left in the same condition you took it over in.

How to check out of your student accommodation:

  • Check the date you must have cleared the house by and where to leave your keys
  • Take all of your belongings – check all of the cupboards/drawers/rooms and under your bed
  • Make sure all tenants are up to date with their rent
  • Make sure any other bills or subscriptions are up to date and they have been informed of your new address
  • Clean the house thoroughly including dusting skirting boards, cleaning internal windows, cleaning inside drawers and hoovering – even under the bed!
  • Clean the kitchen including microwave, fridge, freezer and oven
  • The bathroom needs any mould or grime build up cleaned off
  • Put out any bins and dispose of your rubbish
  • Leave any mattress protectors in place – these are sheets that lay over the mattress to protect them and regularly get picked up with bed sheets so please look out for this!
  • Ensure any garden is neat and tidy and free from overgrown vegetation

 

Most common reasons for deductions to student house deposits:

  • Not cleaning the house thoroughly (don’t forget this includes dusting skirting boards, cleaning under sofa covers, hoovering under the bed, cleaning internal windows and cleaning drawers)
  • Has everyone paid all the rent owed? One of the biggest factors for deposit deductions in student housing are rent arrears
  • Deductions can also be made for going over the spend cap on bills
  • Remove all belongings – charges will be made for removal if anything is left behind
  • Not returning all the keys
  • Damages to carpets, furniture, fixtures and fittings
  • A break of any clause in the lease

 

Deposit returns:

  • End of tenancy inspections will be held after the end of the tenancy
  • After the inspections, deposits will be released with any necessary deductions
  • Deposit deductions and returns are the responsibility of the landlord, not Gloucester Student Houses
  • A member of the Gloucester Student Houses team will ask for bank details of the lead tenant so that deposits can be returned by the landlord
